Internal documentation and financial data for managing a backyard ADU rental.
Built by a Google Product Manager who is also the son of a 40-year contractor. I turned our owner-builder ADU in Walnut Creek into a successful rental business. This toolkit provides the operational framework and data logs I developed while launching and managing our backyard rental.

Pre-vetted communication scripts and screening templates designed to streamline the lead-to-lease workflow and land quality tenants.
02. Lean MTR Lease
A streamlined 2-page agreement built for mid-term stays. Includes specific clauses for utility conservation expectations and a structured turnaround fee for early terminations.
03. Executive Guest Manual
Technical documentation template for you to modify and provide to every tenant. Reduces operational friction regarding WiFi logistics, trash schedules, and hardware troubleshooting.
04. Financial Data Vault
Raw project data: 300+ row itemized construction ledger, operating expenses for three and a half years, and a 3-year revenue log, broken down by each guest.
Financial Source Code
